We will help you maximize loan dollars and close in the shortest possible time. If application for refinancing is not made to HUD within six weeks of engagement and rate locked within four months of engagement, your 1% lender fee will be cut to 0.5% (longer times if a “green” certification is required in order to capture the lower HUD MIP).
Our lender partners will be your ally, not an adversary. No appraiser or physical needs assessor or environmental analyst will be selected without your input; no third-party report will be finalized without your input; and no application will be submitted without your review. We will make sure our lender partners take the most aggressive possible positions to ensure loans proceeds are maximized.
You pay us no fee. Our compensation comes from our lender partners, who will charge only a standard 1% fee (provided refi loan is at least $5M and new construction loan is at least $10M).
HUD loans are non-recourse and fully assumable (important given how long term they are). They have far longer terms than other loans – up to 35 years for refinance and 40 years for new construction. Yet, at same time, rates are far lower. The prepayment terms are much more favorable than yield maintenance penalties in Fannie Mae or Freddie Mac or CMBS loans. The bar for what constitutes an acceptable borrower is lower than for Fannie Mae or Freddie Mac or alternative forms of finance.
